Operating Rules for the Čáp House

Dear guests, in order to ensure you have an undisturbed stay at the Čáp house, we ask that you follow the instructions set out in these Operating Rules.
Beginning and end of accomodation:
– Unless otherwise agreed, the house is available for check-in on the day of arrival between 4:00 p.m. and 6:00 p.m.
– Upon arrival, guests pay a refundable deposit in cash or by credit card.
– Guests receive three keys to the house, which also open the ski/bike storage room.
– Parking is available in the parking area directly in front of the house.
– Upon arrival, guests take over the house without any obvious defects. Any defects found in the house or on the premises must be reported immediately in person or by telephone to the facility management. If, during the stay, any damage to the house, the premises, or its facilities/equipment occurs due to negligence or intentionally, the guest is obliged to compensate the operator for the damage in full. Compensation for damage will be paid from the deposit. The guest is obliged to compensate the operator for damage exceeding the deposit within 14 days of the end of their stay at the latest. At the end of their stay, the guest will conclude an agreement on compensation for damage with the operator, represented by the facility management.
– Skis, cross-country skis, bobsleds, sleds, bicycles, electric bicycles, and strollers may only be stored in the ski/bicycle storage room located in the technical area on the ground floor of the building.
– On the day of departure, guests must vacate the premises by 10:00 a.m. at the latest. Otherwise, the Operator may charge the guest for an additional day of accommodation. If the guest is not present on the day of departure and cannot be contacted by phone, the Operator is entitled, through the Facility Management, to clear out the guest’s belongings and store them at the guest’s expense so that the house can be made available to other guests.
– Electricity consumption will be billed to the guest on the day of departure.
At the end of their stay, guests are required to do the following:
– Wash and clean the dishes in the kitchen, take away all food and personal belongings.
– Dispose of rubbish in the bins in the parking area in front of the house; containers for sorted waste are located in the ski storage room.
– Turn off the lights and close the windows.
On the day of departure, the property management will take over the house from the guest and settle the electricity bill and refund the deposit.
Rules for staying in the house:
– Only persons who were registered upon arrival may use the house.
– Pets are not allowed in the house.
– Smoking is strictly prohibited on the premises!
– Quiet hours are from 10:00 p.m. to 7:00 a.m.
– WiFi connection is available – password: reZidencelevaZka2
– Please change into indoor shoes when entering the house.
– When leaving the house, please check that the lights are off, electrical appliances are turned off, all windows are closed, and the entrance door is locked.
– Guests are required to keep the house and its surroundings tidy and clean.
– In the technical area on the ground floor of the house, there is a ski/bike storage room with dryers for drying ski boots and a space for drying wet ski clothing.
– Guests are not allowed to move furniture or make any changes to the house’s equipment without the operator’s consent, nor are they allowed to interfere with the electrical network or other installations in the house.
– Guests may only use beds, pillows, and duvets with covers and only inside the house.
– We thank all guests in advance for sorting waste into the designated containers (plastic, paper, glass). The containers are located in the ski room.
Safety above all:
– Guests are required to secure their belongings to prevent theft or damage, including items in parked cars. To the maximum extent permitted by law, the Operator excludes its obligation to compensate for damage caused by their loss or damage. Guests’ property is not insured.
– The Operator has taken all measures to prevent injury to guests. We ask guests not to leave entrusted persons unattended. The health and lives of guests are not insured by the Operator.
Legal guardians are responsible for their children and their safety throughout their stay.
– The use of all play equipment inside the house and the use of recreational and play facilities (swimming pool, stork lookout, wooden walkways, climbing walls, etc.) in the garden of the house is at your own risk and only under the supervision of an adult. The person supervising the child is obliged to always check the relevant elements and equipment for signs of damage before use and to assess whether the use of the elements and equipment is safe for the child in question, taking into account their skills, current state of health, physical condition, natural influences, and other external factors. If this is not the case, the child must not be allowed to use the elements and equipment.
– Lighting decorative candles is prohibited throughout the house.
– Burning trash in the fireplace is strictly prohibited.
– For fire safety reasons and due to the installed fire detectors, any manipulation with fire is prohibited throughout the house.
– The use of all pyrotechnics (rockets, fireworks, etc.) is prohibited in the house and throughout the premises.
– Before leaving the outdoor fireplace, extinguish the fire and ensure that it does not reignite.
– Be considerate of your other guests and observe the quiet hours.
Technical equipment:
– Always use all electrical appliances, the electrically heated barrel, the washer-dryer, and the shoe dryer in accordance with the instructions for use. The instructions can be found in the folder in the living room. Under no circumstances may you use your own electrical appliances in the house, with the exception of electrical appliances intended for personal hygiene, baby monitors, and mobile phone and laptop chargers.
– It is forbidden to tamper with the heat pump installation. If you need to adjust the temperature in the house, please contact the property management.
– It is forbidden to tamper with the filtration equipment and “salt shaker” for cleaning the pool.
– The heat recovery system is set for pleasant and, above all, functional air exchange. If you need to adjust the heat recovery settings, please contact the facility management.
Hot tub with jets:
– There is a heated barrel with jets on the ground floor of the house. Always take a shower before entering the barrel. Wash off any cosmetics and creams. In the last phase of showering, rinse thoroughly with clean water only. This will prevent contamination of the water and foaming. The water in the barrel should never exceed 40 °C. A water temperature between 36 and 38 °C is considered safe for healthy adults and has a relaxing and calming effect. A lower water temperature is recommended for small children or when using the barrel for longer than 10 minutes. The water should be at body temperature. Before bedtime, for calming and relaxation, it is advisable to have the temperature a few degrees higher. Conversely, to stimulate the body, it is recommended to have the temperature 1 to 2 degrees lower than body temperature. Staying in a hot tub should not exceed 20 minutes. Children under the age of 14 may only use and operate products equipped with a hydromassage system under adult supervision. After each use, always place the thermal cover back on the barrel and secure it with clips. It is forbidden to bring glass and any beverages into the barrel. All of this can be enjoyed on the terrace in front of the barrel:
– The garden is fully available to guests. There is also a barbecue on the terrace and a fireplace. We ask guests to always clean the barbecue after use for further use. Firewood is available in the adjacent woodshed.
Failure to comply with instructions and rules:
– If there is suspicion of non-compliance with the Operating Rules, the facility management is authorized to inspect the house. In the event of a gross violation of the Operating Rules (fire safety, destruction of property, etc.) or repeated violations of the Operating Rules, the guest’s stay will be terminated immediately without the right to a refund.
– In the event of key loss, the guest will be charged a fee of CZK 4,500 (replacement of door locks with a master key system).
– By paying the deposit for their stay, guests confirm that they have read and fully accept these Operating Rules. Guests are obliged to ensure that all persons staying at the accommodation are familiar with and comply with the Operating Rules. Guests are responsible for ensuring that all persons staying at the accommodation properly fulfill their obligations under the Operating Rules.
– The operator reserves the right to change these Operating Rules at any time.
– These Operating Rules are binding for all guests and come into effect on December 1, 2025.
